Upscale Assisted Living in Japan – Luxury Senior Living Options

Park Wellstate Nishi-Azabu Pavilion

Luxury doesn’t need to be limited to what you desire. Assisted living options can also anticipate what the residents may need, thus easing their anxiety about daily living on their own. Like in any industry, Japan’s sector for the aged is all about exceptional quality service to the customer—in this case, to retirees.

Defining assistance

The very latest in senior living design is at the Park Wellstate Nishi-Azabu (above), which opened towards the end of 2024 and is the flagship senior residence of Mitsui Fudosan Residential.

The 400 units for rent in the 36-story building have a floor area of nearly 45,985 square meters. What is astounding are the 55 types of accommodations, ranging from 39 to 142 square meters, from 1LDK to 2LDK. Another angle is the division between relatively independent living on the 4-8F and 10-34F overlapping with the 32-34F for premium larger units more than 100 square meters, complemented by the 3F and its 60 care units (22 to 35 square meters) for residents requiring assistance. There are monthly dues, including service and maintenance fees.

Reinforcing the advances in living quarters is the 50% ratio of open space, which includes the 2,200 square meters of private gardens defined by more than 260 trees and the 1,500 square meters of green area.

The 9F is devoted to wellness and features a pool, fitness gym, large bath and relaxation lounge that address residents’ health issues.

The 35F has a dining area with panoramic views and where the Imperial Hotel Tokyo provides meals for breakfast, lunch and dinner. Residents choose from multiple menu options daily. The floor above provides three private dining rooms offering exclusive course meals from the Imperial Hotel. One of the rooms has a live kitchen for personalized cooking experiences.

To satisfy your thirst is the 1F tea pavilion with its buffet-style breakfast featuring freshly baked bread by Imperial Hotel chefs.

Mitsui Fudosan Residential also has a Park Wellstate Makuhari Bay Park in Chiba city (opened in Sept 2025) and Park Wellstate Shonan Fujisawa SST in Fujisawa city (Oct 2025). The total expansion of the brand to six senior care properties so far totals 2,591 units.

The Park Wellstate Nishi-Azabu is just a 12-min walk from Hiroo and Roppongi stations (Hibiya line) or a 13-min walk from Omotesando station (Chiyoda, Ginza or Hanzomon lines).

Having it both ways

Duo Scene (above) is unlike the usual nursing home arrangement. Here you can enjoy a free and unsupervised lifestyle. Residents can go out and travel freely and can have pets as residents—just like at home.

Another nice homey feature is overnight arrangements can be made when family or friends come to visit.

The milieu offers hotel-like living conditions with well-equipped facilities and a high-quality space made with carefully selected materials. The staff are also on-site 24/7, 365 days a year to support the residents.

Duo Scene is rated No.1 nationally in terms of the number of assisted-living condominium units supplied.

All about respect

Daiwa’s Good Time Living Residence (above) delivers guest-centered care that respects the visitor’s dignity.

It is a well-thought-out living environment. Medical care provides peace of mind everyday, while delicious meals from which to choose are offered. Daiwa aims to provide a bustling lifestyle. A variety of club activities and events are organized to help residents enjoy a colorful daily life.

The restaurant Misora at Daiwa’s Residence is available for breakfast, lunch and dinner. A nutritionist supervises two types of well-balanced homemade meals. For special occasions such as anniversaries, private rooms are available to enjoy with family and friends.

The living/dining room is ideal for chats with visitors. And high-quality hotel-style rooms are available for families to stay in when visiting. The front desk in the entrance hall is where staff are available to assist guests and their families.

The beauty salon Le Ciel offers services from shampooing and haircuts to beauty treatments and nail art—all by professional staff.

Daiwa also runs Platesia as a senior apartment complex for people who wish to live independently without the need for assistance. A care lift has been installed to allow patients to safely transfer to the toilet, washbasin, bathtub, etc.

Of special note is how Good Time Living was one of the first to introduce digitalization of nursing care records in Japan and also mobile intercoms for staff.

Good Time Living Residences are at special locations, such as oceanfront and parkside, quiet residential areas, near convenient train stations or even historic locations.

Paying attention

Sacra Via Seijo (above) is located in one of Tokyo’s most prestigious residential areas. The facility is operated by Prime Stage Co., a joint venture between Secom—a pioneer in security and home medical care—and Mori Building. Their sincere hospitality comes from the company’s experience and knowhow in the medical and nursing care fields.

The ground is vast, covering about 10,000 square meters, and lined with trees of all sizes that show off the different looks of the season. In 1926, Seijo Gakuen was relocated here, sparking suburban development by Odakyu Electric Railways. With many educators, intellectuals and artists moving into Seijo, the area developed into a town with a rich cultural, free-spirited atmosphere. Residents agreed to plant hedges and gardens, creating a quiet and tranquil milieu.

Strategically, Sacra Via Seijo’s general living rooms face south, and all rooms are equipped with a 24-hour emergency call button and a life rhythm sensor that alerts you if no human movement is detected for a certain period of time.

There are 15 types of floor plans to suit your lifestyle, from a compact and easy-to-move-around studio type of 50.89 square meters to an area of 147.44 square meters.

More than 30 different menu items are available to choose, from Japanese and Western to Chinese cuisine. There also are daily and weekly specials, as well as seasonal menus. Preferences are detailed, such as for rice firmness, tea temperatures and flavor strengths. Nutritionists, chefs and doctors share information amongst each other should you not feel well or if you have dietary restrictions.

The diverse seasonal events are one of Sacra Via Seijo’s attractions—spring Cherry Blossom Concert, fireworks-viewing parties, seasonal events for Christmas and New Year’s and exhibitions of paintings and pottery by residents. There also are on-premises concerts featuring world-class pianists and ballet performances and bus tours visiting famous sites, theme parks and restaurants in the Tokyo area. Some events require a fee.

The attentive front desk service includes handling phone calls and visitors to storing room keys and deliveries, arranging for cars and handling shopping and public procedures. The staff also pay attention to daily changes in residents’ health, as well as safety in their rooms.

In conclusion

After work, the Japanese yearn for a lifestyle that rewards them for a dedicated career. The assisted living sector in Japan has responded with resplendent choices that answer their call nobly.
